A full quarter of an acre at Sixt-sur-Aff, near La Gacilly, with a brand new four-bedroom house and two bathrooms built on it. €209,000 for the land and the finished house — the largest plot in our Redon selection.
A thousand square metres is the size at which a garden stops being a lawn and starts being a small estate: house, garage, terrace, pool, orchard, vegetable garden, workshop, and space for children to run out of sight of the windows.
The house is our four-bedroom design with two bathrooms, over two floors with a garage. Downstairs, a bright open-plan living and dining room opens onto the terrace and garden, with a fitted kitchen, a bedroom served by its own bathroom, a separate WC and a utility room. Three further bedrooms and a second bathroom are upstairs. The layout can be adapted to suit you, and on a plot of this size a larger house is equally possible.
Water and electricity are nearby and the drainage is to be arranged, all surveyed and quoted as part of the works.
About Sixt-sur-Aff
Sixt-sur-Aff is a commune on the river Aff in the south of the Ille-et-Vilaine, between Redon and La Gacilly, in wooded valley country that is quiet even by Breton standards.
La Gacilly is the neighbour that makes the address. It is a village of flowers, artisans and gardens, the home town of Yves Rocher, and each summer it hosts one of the best outdoor photography festivals in Europe — enormous prints hung along the walls, in the gardens and through the streets, free to walk around, drawing several hundred thousand visitors across the season. Out of season it is a working craft village with good restaurants.
The Aff valley below is walking and canoeing country, and the Île aux Pies, where the Oust cuts a gorge through rock, is a short drive south. North lies Brocéliande, the Arthurian forest, with the lake at Comper and the Val sans Retour.
Redon is around twenty minutes: a proper town of 9,500 with supermarkets, a hospital, doctors, several lycées, a cinema, a swimming pool and a weekly market. Its station runs a direct TGV to Paris in about two and a quarter hours and trains to Rennes and Nantes in around forty minutes each. Rennes and its international airport are about fifty minutes by road.
