Of the three Bruc-sur-Aff plots in our selection, this is the one that is ready to go. It is advertised as serviced with water, electricity and mains drainage, and it carries a favourable planning certificate — so the principle of building is established and there is no individual treatment system to install. With a brand new three-bedroom bungalow and integrated garage, the total is €192,000.
The house is our three-bedroom bungalow with integrated garage: 85 m², everything on one level. A bright open-plan living, dining and kitchen area opens onto the terrace and garden, with three bedrooms, a modern bathroom, a separate WC, a utility room and the garage built in. The layout can be adapted to your wishes and a second bathroom is possible.
This is a builder-advertised plot, so we obtain the total agency fees and the construction conditions in writing before anything is signed.
About Bruc-sur-Aff and the Aff valley
Bruc-sur-Aff is a village in the south of the Ille-et-Vilaine, on the river Aff, roughly twenty minutes north of Redon and on the southern approach to Brocéliande.
The village setting is the appeal here: shops and services within reach rather than a drive across country, and open countryside immediately beyond. The Aff runs down through wooded valley to join the Oust, and the towpaths and river paths give miles of quiet walking.
The Île aux Pies, minutes away where the Oust cuts through rock, is the local landmark — a green gorge with cliffs on either side, popular for climbing, canoeing and swimming through the summer. La Gacilly, the flower-filled craft village that hosts a celebrated outdoor photography festival each year, is around twenty minutes south-west.
To the north lies Brocéliande and the Arthurian country; to the west, the megalithic alignments at Saint-Just, the most significant prehistoric landscape in Brittany after Carnac.
Redon, twenty minutes south, provides the town services: supermarkets, a hospital, several lycées, a cinema, a weekly market, and a station with a direct TGV to Paris in about two and a quarter hours. Rennes and its airport are around fifty minutes.
