Four hundred metres from Pors Rand beach, on a 703 m² plot, for €240,000 all in — this is by some distance the least expensive way onto the Breton coast that we have. The saving is real and so is the reason for it: the Presqu'île Sauvage is the quietest corner of the Côtes-d'Armor, a long way from the crowds, and that is either exactly what you want or it isn't.

The house is our three-bedroom bungalow with integrated garage: 85 m², everything on one level. A bright open-plan living, dining and kitchen area opens onto the terrace and garden, with three bedrooms, a modern bathroom, a separate WC, a utility room and the garage built in. The layout can be adapted to your wishes.

Two practical points on this plot, stated plainly. It is surveyed but not serviced, so the connections to water, electricity and telecoms are brought in as part of the works. And it needs individual drainage — a self-contained treatment system rather than a mains connection — which is entirely normal in rural Brittany and is designed and installed as part of the build. Both are quoted once the ground survey is done.

About Pleubian and the Presqu'île Sauvage

Pleubian sits on the Presqu'île Sauvage, the "wild peninsula" between the Jaudy and Trieux estuaries, north of Tréguier. The name is honest. This is a working landscape of market gardens, low hedges and small harbours, with almost none of the holiday development that has reached the rest of the coast.

Its landmark is extraordinary: the Sillon de Talbert, a natural shingle and sand spit that runs three kilometres straight out into the sea, formed by the currents of two rivers meeting. It is a protected nature reserve, you can walk its whole length at low tide, and there is nothing else quite like it in France. Around it the shore is a maze of rocks and islets, rich in birdlife and seaweed — this coast is one of the centres of the French seaweed industry.

L'Armor-Pleubian, the seaside part of the commune, has the beaches and a handful of shops; the main village a little inland has a bakery, a supermarket, a pharmacy, a school and a market. Tréguier, with its cathedral, its port and its Wednesday market, is around fifteen minutes away.

Paimpol and its harbour are about half an hour east, Lannion with its hospital, station and airport around half an hour west, and Saint-Brieuc with the TGV to Paris roughly an hour and a quarter.
