This is something special — a brand new, energy-efficient three-bedroom bungalow with integrated garage in one of the most beautiful and best-loved seaside resorts on the Emerald Coast of northern Brittany. Long sandy beaches, a deep-water marina, a clifftop golf course and the turquoise waters of the Côte d'Émeraude, all on your doorstep, and a brand new home for an all-inclusive price of €212,000. Coastal homes at this standard, at this price, are genuinely rare.
This beautifully designed single-storey home offers a bright, open-plan living, dining and kitchen area filled with natural light and opening onto the garden. Three comfortable bedrooms, a modern bathroom, a separate WC and a utility room complete the home, along with an integrated garage as standard. The layout can be adapted to your wishes, and there is the option of a second bathroom, ideal for a holiday home welcoming family and guests.
The plot
At 240 m² this is a compact plot, and deliberately so. Building land inside a resort town on the Emerald Coast is scarce and priced accordingly. A plot several times the size, a few kilometres inland, would cost considerably less — what you are buying here is the address.
In practice that suits the way most people use a coastal home. The garden is a manageable one rather than a commitment, which matters if the house stands empty for part of the year, and the beaches, the coast path and the marina do the work a large garden would be doing somewhere else. For a holiday home, a lock-up-and-leave, or a property you intend to let, the trade is usually the right way round.
About Saint-Cast-le-Guildo
Saint-Cast-le-Guildo sits on a peninsula on the Côte d'Émeraude, its turquoise waters and fine sandy beaches drawing visitors from across France and Britain throughout the summer. The town has two main beaches: the Grande Plage, a sweeping two-kilometre stretch of fine sand lined with elegant early twentieth-century villas and a seafront promenade, and the beautiful, sheltered Plage de Pen Guen. Hidden coves offer more secluded escapes along the GR34 coastal path, which threads for kilometres around the peninsula with constantly changing sea views.
The Port d'Armor marina offers 750 pontoon berths accessible at all states of the tide, with boat trips to Cap Fréhel, Dinard and Saint-Malo through the season. On the water there is sailing, windsurfing, kayaking, paddleboarding and diving. On land there is an eighteen-hole clifftop golf course at Pen Guen with views over the sea, tennis, horse riding, and a lively programme of summer festivals.
Just 8 km away lies Cap Fréhel, one of the great headlands of northern France, its pink granite cliffs dropping to the sea beside the medieval Fort de la Latte. Saint-Malo, the walled corsair city and the hub for ferry crossings direct to Portsmouth and Poole, is just 18 km to the east. Dinard, the elegant belle époque resort, is under 15 km away, and Dinan, a perfectly preserved medieval walled city overlooking the Rance valley, is around 30 km to the south.

Built to the highest standards, fully protected
Every home we build is constructed under a CCMI, the Contrat de Construction de Maison Individuelle, France's most powerful consumer-protection contract for new builds. Your price is fixed and legally binding from the day you sign, with no variations and no surprises, and you pay in stages only as the work is completed and verified.
Every home is covered by Dommages-Ouvrage ten-year structural insurance. If anything structural were to go wrong within ten years, it is put right immediately, without you having to prove fault or go through the courts.
And every home is built to France's RE2020 energy standard, the most demanding in Europe, and carries a DPE energy rating of A, the highest in France. In practice this means a home that is beautifully insulated and extraordinarily cheap to run: typical heating costs are just €30 to €35 per month, all year round. On the coast, where holiday-letting demand is strong, a brand new Class A home with a ten-year structural guarantee is exactly what the rental market wants.
Why new build?
Unlike an older property, there are no hidden problems waiting to become your expense. No rewiring, no replumbing, no damp, no ageing septic tank, no tired roof. Everything is brand new, everything is guaranteed, and everything works from day one. You save on running costs, on maintenance and on stress, and you move into a home that is exactly as it should be.
Where we build
French Life Club builds across Brittany, Normandy and the Vendée, three of the most sought-after regions in western France. We build everything from one-bedroom homes to six-bedroom family houses: bungalows, villas, houses with loft conversions, and fully bespoke designs. If your plans take you elsewhere in France, talk to us and we will be happy to help.
With 36 years of experience and over 1,200 completed projects, we manage the whole journey for you from start to finish, in English, from choosing the plot to handing you the keys. Get in touch to find out more, to request the floor plans and 3D visuals, or to arrange a friendly, no-obligation chat by phone or video.
Notaire fees of approximately €3,600 apply to the land purchase only. There are no notaire fees on the construction, which is one of the reasons a new build works out cheaper than an existing property of the same value.
