A serviced 406 m² plot at the edge of town, with views out over the surrounding countryside. Position on the edge of a village is the best of both: the shops and the school within reach, and open country in front of the windows rather than a neighbour's wall.

The house is our 150 m² design of four to five bedrooms, with two bathrooms and a garage. On a plot with an outlook, the orientation and the placing of the main openings are worth thinking about, and both are yours to decide.

This plot carries a construction offer from a housebuilder, so we establish the conditions in writing before anything is signed.

About the Rance valley at Pleudihen

Pleudihen-sur-Rance lies on the western bank of the estuary in the Côtes-d'Armor, between Dinan and the sea. The commune runs from the water up onto farmland, and the plots at the top have the views.

This is orchard country. The Rance valley has grown cider apples for centuries and Pleudihen keeps a museum of it — the Musée de la Pomme et du Cidre, in an old farm with its presses and its trees, where the tasting at the end is the point of the visit.

Below the village, Mordreuc has a quay, a slipway and a beach that appears at high water, with the ruined Château du Chêne Vert above it and one of the finest views on the estuary — the river widening towards Saint-Malo, filling and emptying on tides of around thirteen metres. The GR34 follows the bank the whole way, and the old railway line through the commune is now a greenway for walking and cycling.

Dinan is fifteen minutes: ramparts almost three kilometres round, half-timbered streets, and a medieval port at the head of the navigable river. Saint-Malo is twenty-five minutes, with the hospital, the walled city, the beaches, the ferry port to Portsmouth, Poole and Jersey, and a TGV to Paris in under three hours. Dinard and its airport are twenty minutes.
