Eleven hundred and fifty square metres — well over a quarter of an acre — with the utilities already at the boundary, and a brand new two-bedroom bungalow on it for €175,080 all in.
That is the headline, and it bears repeating: a garden of that size, a finished DPE A house with a fixed price and ten-year cover, for a shade over a hundred and seventy-five thousand euros. There is room here for a pool, an orchard, a vegetable garden, a workshop and a great deal of lawn.
The house is our two-bedroom bungalow: 75 m², everything on one level. A bright open-plan living, dining and kitchen area opens onto the terrace and garden, with two bedrooms, a modern bathroom, a separate WC and a utility room. The layout can be adapted to your wishes, a garage can be added, and on a plot of this size a larger house is equally possible.
Stated plainly: private drainage is required, so an individual treatment system is designed and installed as part of the build. That is entirely normal on a rural plot of this size.
About Xanton-Chassenon
Xanton-Chassenon sits on the low limestone ridge above the Marais Poitevin, east of Fontenay-le-Comte, where the last of the dry land looks out over the marsh.
That edge position is the appeal. Behind the village the country is open farmland and vines; in front, the ground falls away into the wetland — the second largest in France, and the strangest landscape in the region. The Venise Verte, the green Venice of canals under poplars worked from flat-bottomed punts, begins a few kilometres away and can be explored by boat, on foot or by bicycle along the raised tracks between the ditches. The birdlife over the drained marsh is exceptional.
The village keeps its own church and centre, with Maillezais a short drive: the ruined abbey there, standing enormous and roofless above the marsh, is one of the great sights of the Vendée and was once a cathedral.
Fontenay-le-Comte is fifteen minutes west — a Ville d'Art et d'Histoire with a Renaissance quarter, supermarkets, schools, a hospital and a market. Niort and its TGV to Paris are half an hour east, La Rochelle about an hour, and the Atlantic beaches around fifty minutes.
