Eleven hundred and twenty-two square metres, outside any development, with views over open countryside. That last part matters: a plot on its own rather than in an estate means no shared rules, no row of identical roofs either side, and an outlook you are unlikely to lose.

With a brand new three-bedroom bungalow and integrated garage on it, the total is €197,000 — and for over a quarter of an acre with a view, that is a figure worth sitting with.

The house is our three-bedroom bungalow with integrated garage: 85 m², everything on one level. A bright open-plan living, dining and kitchen area opens onto the terrace and garden, with three bedrooms, a modern bathroom, a separate WC, a utility room and the garage built in. On a plot this size and with a view to work with, the orientation and the placing of the main windows and terrace are worth taking time over, and both are yours to decide. A larger house is equally possible.

About Saint-Martin-Lars-en-Sainte-Hermine

Saint-Martin-Lars is a small commune in the southern Vendée, in the bocage above the valley of the Smagne, and the name tells you where it belongs: in the orbit of Sainte-Hermine, a few minutes down the road.

This is genuinely quiet country. Hedged fields, oak woods, streams and a scatter of stone farms, with the ground rising enough to give the long views that the plot advertises. The village has kept its church and its centre, and the sense of a working landscape rather than a decorative one.

Sainte-Hermine is the local town, with supermarkets, schools, doctors, a pharmacy and a weekly market. It carries a footnote in French history: it was here that Georges Clemenceau made his first political speech, and a monument in the town still records it.

The lakes around Chantonnay are within a short drive for fishing and walking, and the valley of the Lay runs south towards the marsh.

Fontenay-le-Comte, the Renaissance town once capital of the Bas-Poitou, is around twenty-five minutes, with the Mervent forest behind it. The Marais Poitevin is half an hour south, La Roche-sur-Yon thirty-five minutes west, Niort and its TGV to Paris around fifty minutes, and the Atlantic beaches roughly an hour.
