Building land inside the commune of Saint-Malo is scarce, and land inside it that already has planning permission granted is scarcer still. This 209 m² plot at Guymauvière has both, in a town location close to the main roads and everyday amenities, with free choice of builder.
The house is our 150 m² design of four to five bedrooms, with two bathrooms and a garage. A compact plot and a generous house is the right combination this close to a city: the accommodation goes upwards, the garden stays private, and you are living in Saint-Malo rather than looking at it from twenty minutes away.
The plot is advertised as unserviced, so the connections are surveyed and quoted as part of the works.
About Guymauvière and Saint-Malo
Guymauvière sits inland of the seafront, in the part of Saint-Malo that works all year — near the main routes in and out, within easy reach of the shops, the schools and the hospital, and a few minutes from the walls.
That matters more than it sounds. Saint-Malo has around 47,000 residents and some 138,000 across the wider area, with a hospital, secondary schools, a university campus, supermarkets, a cinema, theatres and a commercial port. In August the town fills towards 300,000 and the walled city becomes hard work; in February it is a Breton port with the wind off the Channel and the bars full of people who live here. Living slightly back from the front means you get the second version as well as the first.
From here the ramparts are a short drive: the walled city rebuilt stone by stone between 1948 and 1960 after the bombardment of 1944, the Grand Bé where Chateaubriand is buried, the Fort National out on the sand. The Plage du Sillon runs for nearly three kilometres along the front.
And the practical advantage of Saint-Malo over anywhere else on this coast: the ferry port and the railway station are both in the town. Brittany Ferries sails to Portsmouth and to Poole via Guernsey, with services to Jersey most days, and the TGV reaches Paris in under three hours. Dinard airport is twenty minutes across the barrage; Rennes an hour.
