A serviced 423 m² plot in a quiet, green corner of Saint-Malo, and — unusually — one where the advertisement states that the planning permission has already cleared the third-party appeal period. That is the stage at which a permit stops being a piece of paper and becomes a certainty, and it removes the single biggest source of delay in a French build.
The house is our 150 m² design of four to five bedrooms, with two bathrooms and a garage. On a plot of this size there is room for a proper terrace, planting and a garden that works for a family, while still being inside the commune.
About Les Rosais
Les Rosais lies in the greener, quieter part of Saint-Malo, away from the crowds of the walled city and the seafront but still firmly inside the town. This is where people who actually live in Saint-Malo tend to be: residential streets, trees, schools within reach, and the beaches a few minutes away rather than outside the window.
Saint-Malo is a city rather than a resort, and that is what makes it work as a permanent move. Around 47,000 residents, a hospital, a full range of secondary schools and colleges, supermarkets, a cinema, theatres, a covered market, a working commercial port and a year-round economy that owes nothing to tourism.
The set pieces are all within a short drive. The ramparts and the walled city — destroyed in August 1944 and rebuilt stone by stone over twelve years so convincingly that visitors never guess. The Plage du Sillon with its wooden breakwaters. Bon-Secours with its seawater tidal pool under the walls. Rothéneuf and its carved rocks. Cancale and its oysters fifteen minutes east, Dinard across the estuary, Dinan half an hour up the Rance, Mont-Saint-Michel fifty minutes.
And the tides: around thirteen metres on the big springs, among the greatest in Europe, emptying the bay for what looks like miles and filling it again twice a day.
The ferry port and the TGV station are both in the town — Portsmouth, Poole via Guernsey, Jersey most days, and Paris in under three hours.
