Eight hundred and thirty-one square metres in the middle of the village at Saint-Laurent-de-la-Salle — a large garden and a walk to the bakery, which is a combination that usually costs a good deal more than this. With a brand new three-bedroom bungalow and integrated garage on it, the total is €195,500.
The house is our three-bedroom bungalow with integrated garage: 85 m², everything on one level. A bright open-plan living, dining and kitchen area opens onto the terrace and garden, with three bedrooms, a modern bathroom, a separate WC, a utility room and the garage built in. The layout can be adapted to your wishes and a second bathroom is possible. A plot this size takes a pool, an orchard or a vegetable garden comfortably.
Stated plainly: the plot is unserviced and the planning certificate is pending. We track both, the connections are surveyed and quoted as part of the works, and nothing is signed until the certificate is in hand.
About Saint-Laurent-de-la-Salle
Saint-Laurent-de-la-Salle is a small commune in the southern Vendée, in the bocage between Sainte-Hermine and La Châtaigneraie. It is properly rural — hedged fields, oak copses, sunken lanes and a village centre that has kept its church, its bakery and its community.
The name comes from the old manor, and the country around is scattered with the small logis and farms that make up the architecture of this part of the Vendée: low, long, granite-fronted buildings with steep tiled roofs.
This is good walking and cycling country, with waymarked paths through the bocage and the lakes of the Chantonnay area — Rochereau, l'Angle-Guignard — within a short drive for fishing and watersports.
Sainte-Hermine, where Clemenceau made his first political speech and where a monument still records it, is around ten minutes with supermarkets, schools, doctors and a market. La Châtaigneraie is a similar distance the other way.
Fontenay-le-Comte, the Renaissance town that was once capital of the Bas-Poitou, is twenty-five minutes, with the Mervent forest behind it. The Marais Poitevin is half an hour south, La Roche-sur-Yon forty minutes, Puy du Fou forty-five, and the Atlantic beaches about an hour.
