This is the largest plot on our site by a clear margin, and it is worth being concrete about what that means: room for the house, a garage, a terrace, a pool, an orchard, a polytunnel, a workshop and a paddock for a couple of sheep, and still lawn left over. Land on this scale simply does not come at this price anywhere near a coast in England.

Three points from the advertisement, stated plainly. The plot is surveyed but unserviced, so the connections are quoted as part of the works. It carries a positive planning certificate dated November 2024, which establishes the principle of building. And the advert notes a moderate clay risk in the ground — entirely normal in this part of France, dealt with at design stage through the soil study and the foundation specification, both of which are part of the CCMI process rather than an extra.
About Neufmesnil
Neufmesnil is a small commune in the west of the Cotentin peninsula, near La Haye-du-Puits, in the country between the marshes and the sea.
This is a quieter, wilder part of the Manche than the south, and the coast is the reason to be here. The long Atlantic beaches of the west Cotentin — Créances, Pirou, Saint-Germain-sur-Ay, Gouville-sur-Mer with its row of brightly painted fishermen's huts — are around twenty minutes away, backed by dunes and almost empty outside August. The oysters, mussels and carrots of this coast are famous across France. Further north the dunes at Hatainville and the cliffs at Carteret give some of the most dramatic walking in Normandy, and the boats to Jersey and Guernsey leave from Carteret harbour.
Inland lies the Parc naturel régional des Marais du Cotentin et du Bessin, tens of thousands of hectares of wet meadow and slow water that flood each winter and fill with birds.
La Haye-du-Puits, a few minutes away, has supermarkets, a school, doctors and a weekly market. Carentan is around twenty-five minutes, Saint-Lô about half an hour, Coutances a similar distance, and Cherbourg with its ferries to Portsmouth, Poole and Ireland roughly forty-five minutes.
