A serviced 558 m² plot facing west at Mouilleron-Saint-Germain, with a brand new three-bedroom bungalow and integrated garage on it, all in at €199,530.
West-facing is the aspect people ask for once they have lived through a French summer: it puts the sun on the terrace and the main living room through the afternoon and into the evening, which is when the garden actually gets used. And the plot being serviced means there is nothing to arrange before the build starts.
The house is our three-bedroom bungalow with integrated garage: 85 m², everything on one level. A bright open-plan living, dining and kitchen area opens onto the terrace and garden, with three bedrooms, a modern bathroom, a separate WC, a utility room and the garage built in. The layout can be adapted to your wishes and a second bathroom is possible.
About Mouilleron-Saint-Germain
For a village of its size, Mouilleron has produced a remarkable amount of French history. Georges Clemenceau — the Tiger, the prime minister who carried France through the end of the First World War — was born here in 1841. So was Jean de Lattre de Tassigny, the Marshal who signed the German surrender for France in 1945. Both houses are open as national museums, a few hundred metres apart, which is not something many villages can say.
The commune, now joined with Saint-Germain-l'Aiguiller, sits in the Haut-Bocage on the granite ridge of the Collines Vendéennes, and the landscape shows it: rising ground, oak woods, hedged fields and outcrops of rock. The old quarries above the village have left a striking rock face and a walking circuit around them, and there is a lake below for fishing.
The village itself is a Petite Cité de Caractère, with a working centre — bakery, shops, restaurants, a school and a market.
La Châtaigneraie is around ten minutes for supermarkets and doctors, Pouzauges and its medieval hilltop twenty, and Puy du Fou roughly forty minutes north. Fontenay-le-Comte is half an hour south, La Roche-sur-Yon forty-five minutes west, and the Atlantic beaches about an hour and a quarter.
