Nine hundred and thirty-two square metres, advertised by the notary as surveyed and serviced with free choice of builder, at Mortain-Bocage. With a brand new two-bedroom bungalow on it the total is €175,996 — a large garden, a finished home and a guaranteed price, for under €176,000.
The house is our two-bedroom bungalow: 75 m², everything on one level. A bright open-plan living, dining and kitchen area opens onto the terrace and garden, with two bedrooms, a modern bathroom, a separate WC and a utility room. The layout can be adapted to your wishes and a garage can be added as an option. On a plot this size there is room for a pool, a workshop or a proper garden.
One honest note: the advert states the plot as serviced, but we always confirm what connection work actually remains before you commit. That check is part of what we do for you, and anything outstanding is quoted before you sign, not after.
About Mortain-Bocage
Mortain stands on a granite shoulder above the valley of the Cance, and it is built around water and rock in a way that surprises people who expect Normandy to be flat.
Its two waterfalls are the landmark. The Grande Cascade falls around twenty-five metres through a wooded gorge a short walk from the centre, with the Petite Cascade just downstream, both reached by footpaths through the trees. Above them sits the Abbaye Blanche, a twelfth-century Cistercian house with a beautifully preserved cloister, and from the chapel on the ridge the view runs across the bocage as far as Mont-Saint-Michel on a clear day.
For daily life the town has supermarkets, a school, doctors, a pharmacy, restaurants and a weekly market. Around it lies some of the finest walking, cycling and fishing country in Normandy, with the Sée and Sélune valleys either side and greenways along the old railway lines.
Sourdeval is around ten minutes, Saint-Hilaire-du-Harcouët about twenty, and Avranches and the Bay of Mont-Saint-Michel roughly half an hour. Caen is around an hour, Saint-Malo and its ferries an hour and a quarter, and Rennes with its airport and TGV a little over an hour.
