A compact 219 m² plot, advertised as constructible, in the marsh country of the southern Vendée. With a brand new two-bedroom bungalow on it, the total is €175,000.
Small is the point here. A plot of this size is a courtyard and a terrace rather than a lawn to mow — which is exactly what a holiday home or a low-effort retirement wants, particularly somewhere you will spend your time out on the water and the paths rather than in the garden.
The house is our two-bedroom bungalow: 75 m², everything on one level. A bright open-plan living, dining and kitchen area opens onto the terrace and garden, with two bedrooms, a modern bathroom, a separate WC and a utility room. The layout can be adapted to your wishes.
The utility connections are not specified in the advertisement, so they are surveyed and quoted as part of the works.
About La Taillée and the Marais Poitevin
La Taillée is a small commune in the marshes south of Fontenay-le-Comte, on the northern edge of the Marais Poitevin — and that is the whole reason to be here.
The Marais Poitevin is the second largest wetland in France and the strangest, loveliest landscape in the region. The "Venise Verte", the green Venice, is a maze of canals and ditches under a roof of poplars and ash, still worked from flat-bottomed punts; the water is green with duckweed in summer, the light comes through the leaves, and the whole thing is astonishingly quiet. You can hire a boat with or without a guide at half a dozen villages nearby, and the cycling on the raised tracks between the canals is flat and endless.
Around La Taillée the marsh is the drained, open sort — the marais desséché — with long straight dykes, big skies, grazing cattle, and herons and egrets everywhere.
Fontenay-le-Comte, fifteen to twenty minutes north, is a Ville d'Art et d'Histoire with a Renaissance quarter and a full range of shops, schools and services. Niort and its TGV to Paris are around forty minutes east. La Rochelle, its old port and its islands are about an hour south, and the Atlantic beaches at L'Aiguillon and La Tranche around forty minutes west.
