Two things stated plainly, both from the advertisement. The parcel is 1,512 m² in total but the buildable portion is given as around 580 m², which is the figure shown here — the rest is land you own but cannot build on, which for most buyers is a bonus rather than a drawback. And there is an earlier planning permission on the site for a 149 m² house; its validity needs checking, and we do that first. If it still stands, it is a useful head start.
About Loge-Fougereuse
Loge-Fougereuse is a small, welcoming commune in the canton of La Châtaigneraie, set in the gently rolling bocage of the Pays de la Châtaigneraie — one of the quietest and most genuinely unspoilt parts of the Vendée.
Two rivers thread through the commune, the Vendée and the Mère, and the surrounding country is a patchwork of hedged fields, oak woods and sunken lanes with streams at the bottom of them. It is walking country, and the paths here are properly waymarked.
La Châtaigneraie, a few minutes away, is the market town: supermarkets, schools, doctors, a pharmacy, restaurants and a weekly market that fills the square. The name is honest — this is chestnut country, and the woods still drop them every autumn.
The forest of Mervent-Vouvant is around twenty minutes south, five thousand hectares of oak and beech over a gorge and a lake, with the walled village of Vouvant on its edge — one of the Plus Beaux Villages de France, with its Tour Mélusine and its Romanesque church portal.
Fontenay-le-Comte is around twenty-five minutes, the Marais Poitevin forty minutes south, Puy du Fou forty-five north-east, La Roche-sur-Yon fifty minutes, Niort and its TGV to Paris under an hour, and the Atlantic beaches roughly an hour and a quarter.
