A serviced, south-west facing 430 m² plot in a twenty-four lot development at Guégon, with a brand new two-bedroom bungalow on it — all in at €174,800.
Three things make this one stand out. It is serviced, so the connections are already at the plot. It faces south-west, so the garden and the living space get the afternoon and evening sun. And it is next door to Josselin, which is one of the most visited and most loved small towns in Brittany.
The home is 75 m² on one level: open-plan living, dining and kitchen opening onto the garden, two bedrooms, a bathroom, a separate WC and a utility room. A compact, low-maintenance plot of this size suits the house well — a garden you can keep on top of in an afternoon.
About Guégon
Guégon sits across the river from Josselin in central Morbihan, close enough to walk in for the market and far enough out to be countryside. It is a commune of around two and a half thousand people with its own school and services, and it has the unusual advantage of sharing a town without paying town prices.
Josselin itself is the draw. The château of the Rohan family rises straight out of the river Oust with its three round towers, and it is still lived in by the family after nine centuries. Below it the Nantes–Brest canal runs through the town, with a lock, a port and the towpath heading off in both directions. The old streets behind carry some of the best half-timbered houses in Brittany, and the Basilique Notre-Dame-du-Roncier sits at the centre of them. There is a market on Saturdays, restaurants, shops, a medical centre and a secondary school.
For everything else, Ploërmel is fifteen minutes for supermarkets and a hospital, Pontivy around half an hour, Vannes and the Gulf of Morbihan roughly fifty minutes, and Rennes about an hour. The N24 dual carriageway runs close by, which is what makes those journeys quick.
If you want a new, cheap-to-run house with a genuinely beautiful town on the doorstep, this is among the best-placed plots on the list.
