Saint-Nicolas-de-Redon is Redon's other half: the town runs across the Nantes–Brest canal and changes department as it goes. A house here is effectively a house in Redon, with the station, the shops and the quays a walk or a two-minute drive away. The plot is a compact 180 m² with an operational planning certificate already advertised, and with a brand new two-bedroom bungalow on it the total is €173,990.

The house is our two-bedroom bungalow: 75 m², everything on one level. A bright open-plan living, dining and kitchen area opens onto the terrace and garden, with two bedrooms, a modern bathroom, a separate WC and a utility room. The layout can be adapted to your wishes. On a plot this size the garden is a courtyard rather than a field, which is exactly right for a lock-up-and-leave or a low-effort retirement.

Two things stated openly. The plot is unserviced and requires individual drainage, both designed and quoted as part of the works. And the advertised area is 180 m² on the main advert and 183 m² on some portals, so the exact parcel is confirmed with the notary before you commit.

About Saint-Nicolas-de-Redon and Redon

Saint-Nicolas-de-Redon lies on the Loire-Atlantique bank of the Vilaine, immediately across the water from Redon, and shares its whole life with it. The port, the quays and the old shipowners' houses are on one side; the station and the industrial quarter on the other.

Redon itself is a town of around 9,500 people that functions all year rather than emptying out in winter: supermarkets and a proper high street, a weekly market, a hospital, doctors, primary schools and several lycées, a cinema, a swimming pool and sports clubs, and genuine employment with Cargill, Faurecia and Bic all operating here.

It is also one of the great inland boating towns of France. Seven rivers and the Nantes–Brest canal converge here, with the Ille-et-Rance canal running north to Saint-Malo, so you can take a boat from the middle of town to the Channel one way and the Atlantic the other. The towpaths give miles of flat, traffic-free walking and cycling in every direction.

The station is in the town: direct TGV to Paris in about two and a quarter hours, Rennes and Nantes each around forty minutes, Vannes half an hour. Both Rennes and Nantes airports are within an hour by road, and Saint-Malo's ferries about ninety minutes. The Atlantic beaches are forty-five minutes and the Gulf of Morbihan under an hour.
