A quarter of an acre, already serviced, with a brand new four-bedroom house and two bathrooms built on it for €201,800 all in. For a family moving from the UK, the arithmetic here is the point: four bedrooms, two bathrooms, a garage, a thousand square metres of garden, and nothing to do to it.
The house is our four-bedroom design with two bathrooms, over two floors with a garage. Downstairs, a bright open-plan living and dining room opens onto the terrace and garden, with a fitted kitchen, a bedroom served by its own bathroom, a separate WC and a utility room. Three further bedrooms and a second bathroom are upstairs. The layout can be adapted to suit you, and a plot this size takes a pool, a trampoline, a vegetable garden and a workshop with room left over.
This is a separate parcel from the other Saint-Brice plot and is advertised as serviced, which is what makes the difference in how quickly a build can start.
About Saint-Brice-de-Landelles for a family
Saint-Brice lies in the far south of the Manche, in deep bocage country on the Breton border — hedgerows, orchards, sunken lanes and grey stone farms, with no through traffic and a good deal of quiet.
The practical centre is Saint-Hilaire-du-Harcouët, minutes away, with primary and secondary schooling, supermarkets, doctors, a pharmacy, a swimming pool, sports clubs and a weekly market. Fougères in Brittany is twenty-five minutes and adds a full town's worth of shops, a cinema, and a vast medieval castle with thirteen towers standing in the water below the old quarter.
For children this corner is better than it looks on a map. The Sélune valley has just been transformed by the removal of two hydroelectric dams — the salmon are returning and miles of new riverside paths have opened. The old railway lines are now traffic-free greenways good for hours of cycling. The Ange Michel leisure park is close, the Bay of Mont-Saint-Michel is half an hour, and the beaches of the bay beyond it.
Rennes, with its international airport and a TGV to Paris in an hour and a half, is around an hour. Saint-Malo and its ferries are an hour and ten minutes, and Caen is roughly an hour and a quarter.
